A Look at the North Shore Housing Market for 2013!

It’s hard to believe that Christmas is behind us and we’re embarking on a new year!  I hope you all enjoyed a great holiday season with loved ones whether you traveled far or  created a cozy and welcoming environment in your North Shore home.

As with each year in working as a North Shore Real Estate agent, I always anticipate what the new year will bring for Chicago’s North Shore Real Estate market.  The past few years in the national housing market have been a little rocky, but it looks as though 2013 will continue the upward movement and growing stability of the housing market as a whole.

Recently, MoneyCNN reported on the S&P/Chase-Shiller index noting that home prices posted the largest percentage gain in more than two years, with prices up 4.3% in October compared to last year.  These trends are expected to continue with other factors playing into the housing market boost.  Things such as a five year low in foreclosures, lower unemployment and the still low mortgage rates will result in more active buyers.  This, in turn, will drive up home prices.

Lawrence Yun, the National Association of Realtors chief economist commented on the recovering market for 2013 by adding that "sellers will smile more, and buyers will need a more concentrated focus.”  Buyers will find greater competition and will need to act quickly when they find a home they like.

Of course this also results in great news for sellers in the new year.  The demand of buyers will result in higher home prices, which will give sellers an opportunity to put a larger down payment on their new home.  This is just the cycle that needs to happen for the market to continue its improvement in 2013, and it looks like it’s already picking up speed.

The bottom line?  If you’re considering buying a North Shore home this coming year; don’t wait until the spring market to do so!  Get a jump start on the competition by following these helpful tips:

1. Get Your Financials in Order- You don’t want to wait until you find your dream home on the North Shore to start getting your financials together.  Meet now with your lender, know your credit score and determine your home buying budget and down payment.

2.  Begin Your Search Online- If you’re new to the area or are relocating to the North Shore, starting your North Shore home search online can help give you an idea of the types of homes available in the North Shore.

3.  Find an Experienced North Shore Real Estate Agent- Having an experienced North Shore Real Estate agent by your side will ensure you receive the best service possible.  You want someone who knows the ins and outs of the market and can guide you with the advice needed for navigating through the home buying process.

As always, I’m here to answer your questions and guide you each step of the way!  2013 will be an exciting time for the housing market and I’m looking forward to working with you to buy or sell your North Shore home!

Happy New Year!

Tips for Slowing Down this Holiday Season on the North Shore

Anticipation is growing as Christmas is less than a week away!  For many of you, this means taking care of last minute shopping, party arrangements and preparing your North Shore home for out of town guests.

It can be easy to become busy this last week before the biggest holiday of the year, but it’s also important to take some time to reflect on the past year and the true meaning of the holiday season.

As a North Shore Real Estate agent, I enjoy providing helpful home tips, buying and selling advice and updates on the current North Shore Real Estate market.  However, I also know that a large part of living in a North Shore home is enjoying the excellent quality of life the North Shore has to offer.  Here are just a few ideas that you can do to slow down the pace and truly soak in this festive holiday season with loved ones.

1. Candlelight Night- There’s something very calming about candlelight.  Why not get together with friends or family, light a few candles and have your fireplace glowing and take time to share your favorite Christmas memories!

2. Slow Down- Feel that you have a million thoughts running through your head and a long list of things to do before Christmas Eve?  Sit down and just take a minute to relax.  Find a quiet place in your home, enjoy the coziness of a fire in the fireplace in your North Shore home and just block out all the noise.  Being able to take a few minutes to do this will help you to enjoy the holiday more as you feel relaxed and more focused on the true meaning of the holidays.

3. Potluck- Instead of trying to do it all and take on hosting a large Christmas dinner in your home on the North Shore; have a potluck!  Whether you’re gathering with your neighbors or are expecting a large group of family and friends; sharing the cooking will take the pressure off of you!  This also gives others the opportunity to share their favorite holiday recipes!

4. Movie Night- Looking for something to do for a fun holiday event?  Host a movie night with holiday treats and your favorite holiday movies!  This inexpensive gathering will be fun for children and adults alike!

5. Cocktail Party- Try hosting a cocktail party in place of a sit down dinner.  If you want to keep things simple, and don’t have an entire evening free- this can be a way to gather with friends over a little Christmas cheer.  Have an under $10 gift exchange for added fun!

6. Hot Chocolate Tasting- This classic winter drink is loved by many and with all the new flavors out there, a hot chocolate tasting may be just the thing for a fun holiday idea!  The tasting can take place for the children while the adults enjoy their cocktail party, or can become part of your Christmas Eve traditions!

7. Winter Walk- The North Shore is beautiful this time of year!  Even though the leaves on the trees are gone, the Pine trees offer that touch of green and holiday spirit.  You’ll also enjoy taking in the sights of the beautiful Christmas decorations adorning North Shore homes. The fresh air will be invigorating and discovering your favorite shops and restaurants around the North Shore is always a great idea!

8. Give Back- Whether it’s your time, money, or donations… give back this season!  There are many who aren’t able to experience the holidays to the fullest due to illness, loneliness or lack of resources to buy gifts for loved ones.  Why not take the time to give back in some way?  Gather your North Shore neighbors or family and come up with creative ways to give back to Winnetka, Deerfield, Highland Park, Glencoe, Northbrook or any other of the North Shore communities! You’ll enjoy seeing the smiles on others faces!

I hope these ideas inspire you to step away from the busy schedule of this final week before Christmas and to appreciate the time with family and friends!

If you have any questions about living on the North Shore or are interested in beginning your North Shore home search after the holiday season; please feel free to contact me!  I would be happy to help you through the home buying process!

Happy Holidays!

Tips for Beautiful Holiday Curb Appeal for Your North Shore Home!

I hope you enjoyed the Thanksgiving holiday with friends and family here on Chicago’s North Shore!  With the largest feast of the year and the busiest shopping day behind us, many of us are beginning to decorate our North Shore homes for the holidays to make our homes as warm, inviting and as full of holiday cheer as possible.

Many of you who are planning on hosting parties and guests during the next month may be wondering how to make sure the exterior of your home is just as inviting as the interior.  With the possibility of a blanket of snow, along with grey skies and bare trees as a backdrop; it’s important to not forget about your homes’ winter curb appeal.

In fact, for those of you trying to sell your North Shore home this winter; creating great curb appeal is especially important for that lasting first impression.  Whether you’re hosting friends and family, or hoping to get your North Shore home sold this winter; here are a few tips for making your home feel well maintained and welcoming from the moment people drive up to your North Shore home!

1. Safety- You may have friends and family planning to visit soon, so you’ll want to put safety first! Be sure your driveway, sidewalk and front porch are cleared of debris or any snow. It’s always better to be on the cautious side and put down salt, as even rain can freeze and make walking up to your home dangerous.

2. Tasteful Decorations- While you can have fun with the season’s bright lights and characters of Christmas, it can be easy for some to get carried away. Try small white lights around your homes’ bushes or front porch post, a simple wreath and garland to enhance your home’s appearance without being too distracting.

3. Fresh Paint- Your North Shore home is more visible in the winter months as trees are free from their leaves and your home’s condition is more exposed. Touching up chipped or faded paint is a great way to help your North Shore home look refreshed.

4. A Neat Lawn- Whether there is snow covering your lawn or not; be sure to keep your lawn free from any leaves, twigs, etc… that may have blown through with the harsher winds. Just because your lawn is not expected to be as lush as the summer months, doesn’t mean to ignore the state of your lawn. Keeping it cleaned up will show that you care.

5. Clean Gutters- It’s not too late to make sure your gutters are free from leaves and other debris. You’ll want these cleared so that melting snow or rain can easily run through the gutters and not cause damage.

6. Lighting- The use of lights can really make your home stand out with the shorter winter days. Since there is more time without the suns light, using a variety of lighting can give your home a warm glow. Indoor window lights in each room provides a nice appeal, while lights along the pathway up to your home, a bright porch light and tasteful Christmas lights are all ways in which to enhance your North Shore homes’ curb appeal.

7. Cold Weather Plants- Hearty plants and Evergreen trees can withstand the winter months while adding visual appeal to the outside of your home. Evergreen Holly will add a splash of color with its red berries and can stand up to the cold weather.

As a North Shore Real Estate agent, I want to help you make your home as inviting as possible for guests or buyers!  My job revolves around more than just the North Shore Real Estate market, but is about providing a full service approach to past, present and future clients!

If you are hoping to sell your North Shore home this winter season and would like to discuss your needs and what we can do to get your home sold; please contact me!  I would be happy to guide you through each step of preparing and selling your home.

I look forward to hearing from you!

Go Green in Your North Shore Home This Cold Weather Season!

As a North Shore Real Estate agent, I have thoroughly enjoyed living and working in the North Shore for over twenty years.  My experience with the lifestyle and real estate market allows me to provide some of the most unique insights into what it’s like to live on the North Shore.

Those relocating to Deerfield, Winnetka, Glencoe, Highland Park, Northbrook or any of the other North Shore cities come to me with a wide variety of questions, knowing that my experiences and work within the North Shore Real Estate market make me an invaluable resource.

One of the things I enjoy pointing out to those moving to a North Shore home is the fact that this area is comprised of environmentally conscious communities.  No matter where you choose to buy your next home, you’ll find programs, events and opportunities to join in the cause to “go green” for the betterment of the North Shore community in which you live.

And, while each city has a lot to offer for eco-friendly living, it’s also important to remember that we can all do our part… beginning in our own North Shore home.

As we begin to bundle up for the cold weather season, here are just a few ways you can conserve energy and “go green” in your  home!

1. Use Your Fireplace- It’s amazing how a fire in your fireplace can heat up a room instantly! Consider lowering your thermostat on cooler evenings and lighting a fire instead. You’ll instantly feel cozier in the midst of Chicago’s chilly winters.

2. Unplug- Not using an appliance? Unplug it! The Department of Energy notes that, even if appliances are not being used, they are still using energy. 40% of electricity used for your home electronics is used when they’re turned off, but still plugged in. Getting in the habit of unplugging will prove to be a smart habit in the long run!

3. Program Your Thermostat- Setting your thermostat to lower temperatures while you’re away from your NorthShore home or while you’re sleeping will automatically help reduce energy used, as well as costs!

4. Prevent Leaks- Check all doors and windows for drafts. You can easily seal windows and doors to prevent the warm air from your North Shore home escaping while making sure the cool air doesn’t leak in!

5. Use the Sun- During the day, be sure to leave blinds and curtains open to let in the sunlight and natural heat. At night, shut them to help “trap” the warmth.

6. Bundle Up- Feeling chilled? Instead of turning up the thermostat, throw on a pair of socks or an extra layer. These small choices to not turn up the heat can really add up in energy savings!

7. Switch our Your Lights- From lamps to the Christmas tree, all of your lights can be changed out for energy efficient LED lights! With the sun setting earlier, you’ll be using your indoor lights more often. Also, the festivity of the season’s decorations can spike energy bill. LED Christmas lights can cut back on costs and energy usage.

I hope these tips inspire even more ideas for ways to make your North Shore home an eco-friendly environment!  While they may seem like small changes, they can add up to lower energy bills and a better atmosphere for your North Shore community.

As always, I’m here whenever you have any questions about living on the North Shore or if you’re ready to begin your North Shore home search!  Please feel free to contact me today to get started!

A Second Look at Overpriced Homes on the North Shore Real Estate Market

If you’ve been considering buying a home on the North Shore this fall with visions of settling in to your new abode in time for the holidays; you may be discouraged at the number of homes that fall just outside of your price range.  You’ve viewed homes online and may have fallen in love with a few that seem to fit your style and needs, but feel as though you need to settle for homes that are a more comfortable fit for your wallet.

As an experienced North Shore Real Estate agent, I have some encouraging news!  Most homes on the market have sellers that are willing to negotiate; especially during the holiday season.  In fact, the homes that seem overpriced may be just the ones at which you want to take a second look!

Of course there are other reasons, such as an issue with the home, as to why the home has been sitting on the market; but oftentimes it’s simply that the price is too high and buyers shy away from putting in a bid on the home.  Below are just a few of the reasons buyers are afraid of putting in a lower offer on an overpriced home.

- Fear of Offending the Seller- Buyers may feel that a significantly low offer on a North Shore home would completely offend the seller. The buyer may also feel embarrassed that they attempted such a low offer and may be convinced that the seller would never accept.

- The Price is Solid- Buyers may think that they seller is already aware that the home is overpriced. They think that if the seller was anxious to sell, they would have lowered the price and perhaps the seller is solid on the listing price and not willing to budge.

- Offers Have Been Turned Down- If an overpriced home has not moved at all in price, those interested assume that lower offers have been made and the seller has simply turned them down. The reality could be that, in fact, no offers have been made.

All of these factors can lead to a great North Shore home sitting on the market for an extended period of time.  It’s worth taking the time to talk with your North Shore Real Estate agent about a few of the homes that are out of your price range.  Chances are, they are familiar with the homes and will have a better idea of where the seller is at in the home selling process.

If you have any questions about homes you’ve seen on the North Shore Real Estate market, or haven’t yet started your North Shore home search and are ready to begin; please contact me!

You'll be glad you took a second look at the North Shore home of your dreams!
