3 Reasons to Consider Refinancing Your North Shore Real Estate!


Refinancing can oftentimes seem like an arduous task, full of questions and "What If" scenarios. Fortunately, as an experienced North Shore Realtor, I can assure you that most refinancing situations take only a few weeks and can offer lucrative benefits that homeowners will see for many years to come. Understanding your mortgage loan and then deciding whether or not refinancing may be right for you can hinge on several factors. Mortgage rates for North Shore real estate and beyond are expected to increase slightly in 2014, but even still are at historically low percentages. Some great reasons to consider refinancing include: 

1. Lower Your Interest Rate and Shorten Your Loan. Compare the current mortgage rate on your North Shore real estate with the low percentages being touted by lenders today. A lower interest rate is always worth looking into as it can save you money in the long-term on your overall loan. Additionally, if you've had your North Shore real estate for some time and have paid down a bit of the mortgage, it may be beneficial to explore what your monthly payments may be if you refinanced into a shorter-term loan. If the payments are easily doable, then you can have your loan paid off much faster AND save a load of money in interest!

2. Combine Current Mortgage Loans. If you have a home-equity loan in addition to your first mortgage, combining the two in an effort to lower your monthly payments and perhaps save money on interest is certainly worth looking into. Home equity lines of credit can vary tremendously in payment terms and loan rules, but getting a good handle on your mortgage loans is the first step of understanding your home and paying it off quickly. 3. Cash-In Refinancing Can Lower Your Balance. This method allows homeowners to use cash to pre-pay their loan and qualify for a lower interest rate. As many potential buyers begin to contemplate a home purchase in 2014, it becomes essential to weigh your options and decide if this is something you want to seriously pursue in the new year. Move-Up Home Buyers On The Rise!


As a North Shore Real Estate agent, I’ve been encouraged by the North Shore Real Estate market this year.  As a whole, the nation is experiencing a resurgence of activity on the market and an uptick in sales, and the same goes for Winnetka, Deerfield, Northbrook, Glencoe and Highland Park! 

As mortgage rates continue to increase, buyers are seeing this as an opportune time to buy and are on the hunt for their dream home on the North Shore this fall.  In fact, now is a great time for move-up buyers!  Those that felt stuck during the economic downturn are finding that, because of the increase in home prices, now is a great time to sell and finally move into their ideal home or location.  

According to recent data from real estate website, RealtyTrac, 40% of all homeowners now have at least 20% equity.  This is due to the significant increase in home prices during the first seven months of 2013, which has been the fastest increase since 2004.  That means those who once felt they had no where to go with their current home can now easily jump back into the real estate market!  

Market statistics from the National Association of Realtors are showing that, although first time home buyers percentages have dropped; sales have surged proving that second and multiple time home buyers are finding the market is prime for moving up!  Nationally, sellers are finding it easier to sell due to a more limited inventory, which means move-up buyers will need to act quickly if they find a home they love.  

Fortunately for us along the North Shore, there are a number of beautiful homes on the North Shore Real Estate market that are ideal for the move-up buyer! 

This trend is also creating a broader inventory for first time home buyers who are looking for a great starter home.  All in all, these are continued signs of how the national housing market is improving and why now can be an excellent time to jump into the real estate market on the North Shore!

Tips for a Smooth and Efficient Home Buying Process on the North Shore!


A few weeks ago, I talked about the spring North Shore Real Estate market and gave some tips for navigating the home buying or selling process.  Today, I wanted to hone in on ways to ensure the home buying experience is as seamless and efficient as possible.

As you know, the spring market is teaming with activity and you’ll want to be prepared to move on a home before another buyer snatches it up.  If you’re hoping to find and be settled into your new North Shore home before the gorgeous summer season begins, here are a few key tips for making it happen.

1.  Start Your Search Online- Instead of spending your time searching for open houses or for sale signs, get online to streamline your search.  There are many great homes in the North Shore which you can view on my North Shore website
2.  Get Pre-Approved- Finding the home of your dreams and then shopping for a loan is a risky move, as most home sellers won’t even look at an offer that’s not accompanied by a pre-approval letter.  Getting pre-approved ensures you know your exact budget and can save you from a bidding war if many are vying for the same home.
3.  Prioritize Your Housing Needs- Finding a home fast means being flexible.  The longer the list of requirements, the harder it will be to find a home.  Keep your list short and to the point.  Focus on the key elements you’re looking for and let the extras fall as they may.
4.  Find a Great Agent- This may seem easy, but finding an agent that truly knows the North Shore Real Estate market and can show you properties that are right in your price range and meet your style and needs can be challenging.  Of course, I’d love to help you in your home search and know that my experience and proven success will make the home buying process an easy one.  Bottom line?  Do your homework and really research local North Shore Real Estate agents.  
5.  Negotiate Repairs- If an inspection reveals that the home you want to buy requires repairs, taking the responsibility off the seller can help you close the deal quicker. After obtaining estimates, ask the seller for a credit rather than asking them to complete the repairs themselves.
6.  Have Cash Ready for Closing- You don’t want to be scrambling for funds at the last minute, so be prepared for this important date. A day or two before closing on your North Shore home, you’ll get the final settlement statement, detailing the terms of your loan and all the closing costs. 
7.  Have a Plan B- Because not every transaction goes smoothly, be sure you have a property or two as a backup; you don’t want to have to start from scratch!

Enjoy St. Patrick's Day on Chicago's North Shore!


One of the things I enjoy about living on Chicago’s North Shore is the closeness of the communities and the vibrant lifestyle that each has to offer.  Whether you live in Winnetka, Glencoe, Deerfield, Highland Park, Northbrook or any of the surrounding cities; you’ll enjoy each community!

Now that we’ve entered into February, many of us are thinking about Valentine’s Day that’s just around the corner!  It’s a great time to reflect on the things that we love whether it’s a significant other, family, friends, your job or your favorite hobbies.

Why NOW is the Perfect Time to Sell Your North Shore Home!


As a North Shore Real Estate agent serving the cities of Winnetka, Glencoe, Highland Park, Deerfield and Northbrook for over twenty years, I can honestly say that I’m really encouraged about what’s happening in the current housing market.  Last week, we looked at the market statistics for the North Shore and, as I post these each month; it’s great to see home prices on the rise and homes selling more quickly than they have the past few years.

The year ended well with an upswing of 10% on existing home sales and the National Association of Realtors expects the same in 2013.  Another sign that the market is on the rise is that the total housing inventory is the lowest it’s been since 2005!  NAR Chief Economist noted that "Home sales are recovering now based solely on fundamental demand and favorable affordability conditions."

So, what does this mean for you?  

If you’re considering selling your home this coming year, now is a great time to do so!  You’ll find the market working in your favor as home prices are continuing to rise, and the fact that fewer homes on the market increase the competition between buyers.  

Looking for your home to really stand out to buyers?  Putting your home on the market now or in February will mean you’ll get a head start on the spring market.  Oftentimes, sellers will wait to sell their home in the spring when they feel more buyers are looking.  However, I thought I’d give you a few compelling reason to put your North Shore home on the market as soon as possible.  Take a look!

1. Inventory is still low and fewer new homes are coming on the market now than in the Spring.  Your North Shore home will get more attention from buyers!

2. The buyers who are looking now are serious about purchasing a home.  You’ll find this is true because why else would someone be looking for a home when it’s cold?

3. More buyers are financially ready.  They’ve received their year end bonuses and anticipate tax refunds.

4. Studies show that in 2012, homes listed in January and February received, on average, 8% higher sales prices than homes listed in March and April.

So often, sellers are reluctant to put their home on the market because they feel the weight of the home selling process.  However, with the right North Shore Real Estate agent, you’ll find the selling process can be a smooth and efficient experience.

A Look at the North Shore Housing Market for 2013!


It’s hard to believe that Christmas is behind us and we’re embarking on a new year!  I hope you all enjoyed a great holiday season with loved ones whether you traveled far or  created a cozy and welcoming environment in your North Shore home. 

As with each year in working as a North Shore Real Estate agent, I always anticipate what the new year will bring for Chicago’s North Shore Real Estate market.  The past few years in the national housing market have been a little rocky, but it looks as though 2013 will continue the upward movement and growing stability of the housing market as a whole.

Recently, MoneyCNN reported on the S&P/Chase-Shiller index noting that home prices posted the largest percentage gain in more than two years, with prices up 4.3% in October compared to last year.  These trends are expected to continue with other factors playing into the housing market boost.  Things such as a five year low in foreclosures, lower unemployment and the still low mortgage rates will result in more active buyers.  This, in turn, will drive up home prices.

Lawrence Yun, the National Association of Realtors chief economist commented on the recovering market for 2013 by adding that "sellers will smile more, and buyers will need a more concentrated focus.”  Buyers will find greater competition and will need to act quickly when they find a home they like.  

Of course this also results in great news for sellers in the new year.  The demand of buyers will result in higher home prices, which will give sellers an opportunity to put a larger down payment on their new home.  This is just the cycle that needs to happen for the market to continue its improvement in 2013, and it looks like it’s already picking up speed.

The bottom line?  If you’re considering buying a North Shore home this coming year; don’t wait until the spring market to do so!  Get a jump start on the competition by following these helpful tips:

1. Get Your Financials in Order- You don’t want to wait until you find your dream home on the North Shore to start getting your financials together.  Meet now with your lender, know your credit score and determine your home buying budget and down payment.

2.  Begin Your Search Online- If you’re new to the area or are relocating to the North Shore, starting your North Shore home search online can help give you an idea of the types of homes available in the North Shore.  

3.  Find an Experienced North Shore Real Estate Agent- Having an experienced North Shore Real Estate agent by your side will ensure you receive the best service possible.  You want someone who knows the ins and outs of the market and can guide you with the advice needed for navigating through the home buying process.
